Tuesday’s high in Waco was 102°F. It’s September. Burn bans are back up across 207 Texas counties, and the rain from Edouard’s remnants last week didn’t come close to breaking the drought. So it’s a strange week to be talking about winter. Do it anyway, because of what forecasters are seeing in the Pacific. Prepare roof for winter, Central Texas.

NOAA’s Climate Prediction Center now puts the odds of a very strong El Niño this fall and winter above 90%. More striking: there’s roughly a 69% probability that the October-through-December peak exceeds any El Niño in the record going back to 1950, and a 97% chance the pattern holds through early spring 2027.

El Niño reliably does one thing to Texas: it strengthens the southern jet stream. That typically means an active storm track and wetter-than-normal conditions across the southern tier — and NOAA’s seasonal outlook currently favors exactly that for our part of the state.


A drought-damaged roof meets a wet winter

Your roof just spent three months in an oven. Central Texas ran triple digits deep into September, under flash drought conditions severe enough to keep most of the state under burn bans.

Heat does specific, predictable damage:

  • Pipe boots crack. The rubber collars around plumbing vents are the most common leak source on any residential roof, and UV is what kills them.
  • Sealant shrinks and pulls away from chimney flashing, wall transitions, and vents.
  • Shingles get brittle. Granule loss, oxidation, and months of daily thermal cycling fatigue the mat.
  • Fasteners back out as metal expands and contracts.

In a drought, none of that leaks. There’s no water to find it. The roof looks fine from the driveway because nothing has tested it.

Now put an active southern storm track over it for four months.

That’s the whole argument. Damage that was invisible all summer becomes expensive in a wet winter — not because the winter is unusually violent, but because rain is finally present to exploit it.


What forecasters actually agree and disagree on

Worth being straight about the limits here, because you’ll see confident headlines.

Broad agreement: El Niño is strong and strengthening, and it favors a wetter-than-normal winter across the southern U.S. That’s NOAA’s outlook, and it’s the part with real backing.

Disagreement: the two almanacs currently in the news contradict each other. The Farmers’ Almanac calls for a wet, stormy Texas winter. The Old Farmer’s Almanac calls for warmer and drier. They can’t both be right, and neither is a scientific forecast — treat them as entertainment.

Genuinely uncertain: temperature. NOAA’s signal for Texas is mixed, favoring near-normal, with recent warming trends offsetting El Niño’s usual cooling tilt. Nobody is predicting a freeze event. Anyone who tells you they know whether we’ll get another February 2021 is guessing.

Seasonal outlooks describe odds across months, not individual storms. The useful takeaway isn’t “a specific disaster is coming.” It’s that the probability of sustained wet weather is elevated, and your roof has unrepaired heat damage. Those two facts together are enough to act on.


The timing is unusually good, and it’s closing

Here’s the part that makes this worth reading in September rather than November.

Asphalt shingles seal properly between about 40°F and 85°F. Waco averages 91–96°F from June through September — above the range. Which means the good installation window is late October through November, and November is the single best month of the year here.

That window is roughly six to ten weeks out. Two things eat it:

Booking lead time. Good crews fill their fall calendars in September and early October. Waiting until you see rain in the forecast means taking whatever’s left.

Burn Bans Are Up Across Central Texas. Your Roof Is the Part That Matters.

Class A Asphalt Shingle Fire Resistant

As of this week, fire danger is rated extreme across much of our service area — Waco, Hillsboro, Gatesville, and Meridian among them — and burn bans are in effect throughout Central Texas. Bosque County commissioners issued a 90-day ban on August 17. Statewide, more than 165 counties are on the Texas A&M Forest Service burn ban map. Fire resistant roofing in Central Texas is ore important now than ever.

Here’s the part most homeowners don’t know: in wildfires, homes are usually not lost to the wall of flame. They’re lost to embers — and the roof is where embers land.

This isn’t a sales pitch. Most of what follows costs nothing and takes an afternoon.


Embers, not flames

Research from the Insurance Institute for Business & Home Safety and post-fire investigations consistently find that the large majority of homes destroyed in wildfires are ignited by wind-blown embers, not by direct flame contact. Some estimates put that figure as high as 90%.

Embers travel. They ride the wind a mile or more ahead of the fire front, and they arrive in volume — thousands per square foot, over a period that can last from twenty minutes to several hours.

Then they look for fuel. Your roof is the largest, most exposed surface on your house, and it has all the places embers like: valleys where debris collects, gutters packed with dry leaves, and vents that lead straight into your attic.

The pattern that shows up repeatedly in post-fire surveys is a home that ignited from the inside or the edge, not the front.


The three weak points, in order

1. Vents and attic openings. This is the most common entry route. Standard attic, soffit, and gable vents are designed to move air — and they move embers just as efficiently. Embers that get through can ignite attic insulation, rafters, or stored boxes. A quarter-inch mesh screen passes embers readily. One-eighth-inch metal mesh is the standard recommendation, and it’s a cheap fix.

2. Debris on the roof and in gutters. IBHS documented a home in California’s 2018 Camp Fire where embers ignited debris in the gutter, which then burned the roof edge and deck. The roof covering itself wasn’t the problem — the leaves sitting on it were. Their lab testing also shows vinyl gutters melting and falling away, sometimes more slowly than it takes the roof deck to ignite.

Leaves in your gutter are, functionally, kindling attached to your roofline.

3. The first five feet around the house. IBHS research found that creating a noncombustible buffer in the five feet closest to a home cuts its risk of igniting in half. That means no mulch, no firewood stacks, no combustible groundcover, no wicker furniture against the wall. River rock, gravel, and hardscape instead.


What Class A actually means

Roof coverings are fire-rated Class A, B, or C under ASTM E108 / UL 790 — testing that measures flame spread and resistance to burning brands. Class A is the highest fire resistant roofing in Central Texas.

The good news for most Central Texas homes: modern fiberglass-mat asphalt shingles typically carry a Class A rating as installed. If your roof is less than 20 years old and shingled, you’re probably already there.

Metal goes a step further — it earns Class A ratings and the material itself is non-combustible, so it can’t ignite from an ember landing directly on it. That’s a genuine advantage on rural properties with grass-fire exposure, and it’s one of the reasons we recommend it in that situation in our metal versus shingles comparison.

But note what the Camp Fire example shows: a Class A roof with debris on it is not a Class A roof. The rating describes the covering, not the pine needles sitting in the valley. Material choice matters less than maintenance here.


An honest word about your actual risk

Roofing companies have an obvious incentive to make this sound scarier than it is, so let’s be straight.

If you’re in a subdivision in central Waco, Hewitt, or Temple, your wildfire risk is low. Mowed lawns, paved streets, and neighbors on all sides make an ember storm unlikely to find fuel. Clean your gutters because it’s good practice, not because your house is in danger.

If you’re on acreage in Bosque, Coryell, Hill, Falls, or Limestone County — pasture, brush, cedar, a treeline near the house — this is a different conversation. Texas grass fires move fast in these conditions, and rural response times are longer. The five-foot buffer and the vent screens are worth doing this week.

Texas has real history here: the 2011 Bastrop fires, the 2022 Eastland Complex, and the 2024 Smokehouse Creek fire in the Panhandle, the largest in state history. Central Texas is not California, but the physics of embers are the same everywhere.


What to do this week (free, no contractor needed)

Under a burn ban there’s not much yard work you can do. These are all allowed, and all worth doing:

  • Clear your gutters. Dry leaves at the roof edge are the single most fixable ignition risk on the house.
  • Clear valleys and roof debris. Especially where a roof plane meets a wall, and anywhere leaves pile up. Under solar panels too.
  • Check your vent screens. If you can see quarter-inch mesh or open vents, upgrade to one-eighth-inch metal mesh. It’s an afternoon and under $50 in materials.
  • Clear the first five feet. Move firewood, mulch, and patio furniture away from the walls.
  • Look under the deck. Accumulated leaves under a deck are a classic ignition point.
  • Don’t get on the roof in 100-degree heat. Seriously. If it’s not safe to walk it, call someone or wait for a cooler morning.

Standing Seam vs. Exposed Fastener: Which Metal Roof Lasts Longer in Texas?

Short answer: A concealed-fastener standing seam roof lasts 40 to 70 years. An exposed-fastener panel roof — R-panel, corrugated, screw-down — lasts 20 to 35. Same metal, same coatings, roughly half the lifespan. The difference is not the steel. It is the several hundred rubber washers holding one of them down, and what months of Central Texas thermal cycling do to them.

If you are getting metal roof quotes and one is dramatically cheaper than the others, this is almost always why. It’s standing seam vs exposed fastener metal roof: They are not the same product.

Why the lifespan gap exists

Exposed-fastener systems run screws through the face of the panel into the deck. Each screw has a rubber (EPDM) washer that compresses to seal the hole. On a typical house that is several hundred to a couple thousand individual seals, each one a potential leak.

Two forces work against them. UV degrades exposed rubber. Thermal movement works the screws loose — metal expands and contracts with temperature, but the panel is pinned rigidly to the deck, so the movement has nowhere to go except against the fastener. Central Texas supplies both forces relentlessly: Waco logged 90 days at or above 100°F in 2011, including 44 consecutive, with overnight lows 25–30 degrees below the afternoon high.

Expect fastener service — re-torquing, washer replacement, resealing — somewhere in the 10-to-20-year window. That is a maintenance cost, not a defect.

Standing seam systems hide the fasteners. Panels attach to the deck with concealed clips and lock together at raised vertical seams. Nothing penetrates the water plane in the field of the roof. Critically, the panel is designed to float — two-piece expansion clips let it slide as it expands and contracts, so thermal movement is accommodated instead of fought.

That is the whole 50-year difference in one sentence: standing seam moves, screw-down does not.

Not all standing seam is the same either

Within standing seam there are three profiles, and the distinction is genuinely functional — not upselling.

For most Central Texas homes with normal pitch, snap-lock over two-piece expansion clips is the right specification. Mechanical seaming earns its extra cost on low-slope sections — porches, additions, and dormers where water moves slowly.

What actually fails on a metal roof

The panel almost never fails. Here is what does, in rough order of frequency:

  1. Pipe boots and penetration flashings. Rubber boots around plumbing vents are the shortest-lived component on any roof. Plan on replacing them mid-life.
  2. Sealants at transitions. Headwalls, sidewalls, and chimney flashings rely on sealant that has a service life shorter than the roof.
  3. Fastener washers — on exposed-fastener systems specifically.
  4. Panels pinned at both ends. An installation error. If a panel cannot move, it will oil-can, buckle, or tear at the fastener.
  5. Trapped moisture from the wrong underlayment. Condensation against the back of the metal corrodes it from the inside out.

Which is the real point: the panel may be rated for 50 years, but the installation decides whether you get 50 or 25. A poorly installed metal roof can fail in 15 years without the metal ever rusting through.

Specifying it right for Central Texas

Gauge: 24, not 26 or 29. Lower numbers are thicker. 24-gauge resists denting and oil canning noticeably better — worth the upgrade in hail country. Thin 29-gauge agricultural panel belongs on a barn.

Substrate: Galvalume-coated steel. Galvalume is roughly 55% aluminum and 43.5% zinc over a steel core — the aluminum resists oxidation, the zinc gives sacrificial protection at cut edges and scratches. AZ50 and AZ55 designate coating thickness; AZ55 is the more protective. Aluminum is the coastal answer and you do not need to pay for it in McLennan County.

Coating: PVDF (Kynar 500 / Hylar 5000), not SMP. This is where inland Texas roofs are actually won or lost, because our failure mode is sun, not salt. PVDF paint warranties typically run 30–40 years for film adhesion with roughly 30 years of chalk-and-fade coverage. SMP warranties generally do not exceed 20 years for adhesion and 10 for color. Over 230 sunny days a year, that gap shows.

Clips: two-piece expansion, not fixed. Fixed clips are cheaper and acceptable on short panel runs. On long runs in a climate with our temperature swings, they are a false economy.

Ask about oil canning up front. Oil canning is visible waviness in the flat area of a panel — a cosmetic characteristic of light-gauge metal, not a defect. Thicker gauge, striations or pencil ribs in the pan, and proper clips all reduce it. A contractor who tells you it never happens is either inexperienced or not being straight with you.

When exposed-fastener is the right answer

It genuinely is, sometimes:

  • Barns, shops, and outbuildings. No reason to pay standing seam prices.
  • Firm budget where the alternative is deferring the roof entirely. A well-installed R-panel roof beats a failing shingle roof.
  • Simple, large, uninterrupted planes where the fastener count per square foot is low and access for future service is easy.

Just price it honestly against its real service life. At 25 years, an exposed-fastener roof is competing with architectural shingles — not with standing seam.

Where the Central Texas climate actually decides it

Three stressors matter here, and they do not hit both materials the same way.

UV. Waco averages roughly 230 sunny days a year. Asphalt shingles are a petroleum product with a granule layer whose entire job is shielding the asphalt from ultraviolet light. As granules shed, the mat below oxidizes, hardens, and gets brittle. Metal does not oxidize under UV — the paint system fades, which is a cosmetic timeline (30-plus years on a PVDF finish), not a structural one.

Thermal cycling. This is the underrated one. Central Texas gives roofs 100°F afternoons and 70s overnight for months at a stretch — Waco recorded 90 days at or above 100°F in 2011, including 44 consecutive days from June 30 to August 12. Every cycle expands and contracts the roof. Asphalt shingles absorb that as cumulative fatigue in the mat and at the nail line. Hail. Texas leads the nation in hail events. The failure modes are completely different: hail cracks shingles, and hail dents metal. A cracked shingle stops being a water barrier. The insurance angle cuts both ways

Texas has required carriers to offer credits for UL 2218 impact-resistant roofing since 1998, and Class 4 earns the highest credit. Both Class 4 shingles and Class 4 metal qualify.

“Metal roofs are loud in the rain.” That reputation comes from barns — panels screwed to open purlins with nothing underneath. A residential metal roof sits on solid decking over underlayment with insulated attic space below. Sound levels are comparable to shingles.

“Metal roofs attract lightning.” They do not. Metal is non-combustible and conductive, which makes it marginally safer than combustible roofing if a strike happens.
