Is a metal roof better than shingles in Texas?

Metal outperforms shingles on lifespan, hail resistance, wind resistance, and energy reflectance, and costs two to three times more upfront. Shingles are the better financial choice for homeowners selling within about seven years or working with a firm budget. Neither is universally better.

Do metal roofs increase or decrease home value in Central Texas?

A new roof helps at resale regardless of material, but inland Texas buyers rarely pay a full premium for metal specifically. National cost-versus-value data shows roof replacement recouping roughly 50 to 65 percent depending on material.

Can you put a metal roof over existing shingles?

Often yes, and it can save $2,000 to $4,000 in tear-off and disposal costs. Eligibility depends on decking condition, local building code, and manufacturer requirements, which is a determination for a roof inspection rather than a phone quote.

Which holds up better in hail, Class 4 shingles or metal?

Both can carry the same UL 2218 Class 4 rating, but they fail differently. Class 4 shingles resist cracking, while metal resists puncture but will dent. If dents would bother you and your policy contains a cosmetic damage exclusion, Class 4 shingles may be the more practical hail choice.

How long do shingles actually last in Central Texas?

Manufacturer ratings of 25 to 30 years assume milder climates. In Central Texas, with sustained UV exposure, months of daily thermal cycling, and periodic hail, 18 to 25 years is a more realistic planning range for architectural shingles.
