The remnants of Tropical Storm Edouard are pushing through Texas this week. Let’s be accurate about what that means here, because you’re going to hear otherwise. Read to learn more about your roof leak after heavy rain Central Texas.

Edouard didn’t hit Central Texas. It made landfall Tuesday afternoon near Johnson Bayou, Louisiana — roughly 15 miles from Port Arthur — with 60 mph sustained winds, and weakened to a depression by that night. The damage went to the coast and Southeast Texas.

What we’re getting is rain and modest wind. Forecasts have put the I-35 corridor and west in light rain, with maybe up to two inches across Central Texas and one to four inches in our eastern counties. Gusts around 15 to 20 mph, possibly 30 to 40 along and east of I-35.

For a properly installed roof, 40 mph is nothing. Architectural shingles are rated to 110 mph.

So no, this storm is not going to tear up your roof.

Why leaks show up now and not in June

Central Texas just came through a punishing stretch. Flash drought, burn bans across the region, extreme fire danger in Waco, Hillsboro, Gatesville, and Meridian, and weeks of triple digits. Highs near 97°F with heat index over 100 as recently as this week.

Three months of that does specific things to a roof:

Sealant fails. The flexible sealant around pipe boots, chimney flashing, and vents is the shortest-lived material on your roof. Sustained UV and heat make it shrink, harden, and pull away from the surfaces it’s bonding.

Rubber boots crack. The rubber collars around plumbing vents are the single most common leak source on a residential roof, and heat is what kills them. They split, and the split doesn’t matter until water runs over it.

Shingles get brittle. Asphalt is a petroleum product. UV drives granule loss, the mat underneath oxidizes and hardens, and thermal cycling — 97°F afternoons dropping to the 70s overnight, for months — fatigues it. Fine cracks open up.

Fasteners back out. Metal expands and contracts. Over a hot summer, nails and screws work loose a fraction of an inch at a time.

None of that leaks in a drought. No water, no evidence. The roof looks fine from the driveway because nothing is testing it.

Then the first sustained rain in months arrives, and everything that failed in July finally announces itself.


What to watch for over the next few days

While it’s raining, and right after:

  • Ceiling stains, especially near vents, chimneys, or where the ceiling meets an exterior wall
  • Damp or musty smell in the attic — check it with a flashlight during or just after the rain
  • Water in light fixtures or around ceiling fans — electrical, treat it seriously
  • Bubbling or peeling paint on ceilings or upper walls
  • Drips at soffits or eaves, which often means water is getting behind the fascia
  • Gutters overflowing rather than draining — three months of dry debris packs tight

A stain that appears and stops is still a leak. Water found a path. It’ll use it again next time.


The part that’s easy to get wrong

If you find a leak this week, it is almost certainly not storm damage. It’s summer damage that rain finally revealed.

That distinction matters for two reasons.

For your insurance: carriers generally cover sudden damage from a specific event, not gradual wear. Filing a wind claim for a heat-cracked pipe boot after a 30 mph gust wastes your time and puts a claim on your record for nothing. Texas wind and hail deductibles commonly run 1–3% of your dwelling limit — $4,000 to $12,000 on a $400,000 home — so a boot replacement isn’t close to a claim anyway.

For your contractor selection: if someone knocks on your door this week and tells you Edouard damaged your roof, they’re either wrong or hoping you don’t check. The storm made landfall 250 miles from Waco. Anyone offering to “handle your claim” for storm damage that didn’t happen here is worth being skeptical of — and under Texas law, roofers can’t legally negotiate your claim at all.

The honest version is less dramatic: a cracked boot is usually a couple hundred dollars. Left alone through a wet fall, it becomes decking replacement and drywall work.


The good news nobody’s mentioning…

This rain is welcome. Central Texas has been under burn bans with fire danger rated extreme, and 165-plus Texas counties on the Forest Service burn ban map. A few inches of rain is genuine relief for a region that badly needed it.

It also gives you something free: a full-scale test of your roof, right before fall. Whatever leaks this week is a problem you now know about, in early September, with the best repair weather of the year still ahead. That’s a much better position than finding it in a February cold snap.

Burn Bans Are Up Across Central Texas. Your Roof Is the Part That Matters.

As of this week, fire danger is rated extreme across much of our service area — Waco, Hillsboro, Gatesville, and Meridian among them — and burn bans are in effect throughout Central Texas. Bosque County commissioners issued a 90-day ban on August 17. Statewide, more than 165 counties are on the Texas A&M Forest Service burn ban map. Fire resistant roofing in Central Texas is ore important now than ever.

Here’s the part most homeowners don’t know: in wildfires, homes are usually not lost to the wall of flame. They’re lost to embers — and the roof is where embers land.

This isn’t a sales pitch. Most of what follows costs nothing and takes an afternoon.


Embers, not flames

Research from the Insurance Institute for Business & Home Safety and post-fire investigations consistently find that the large majority of homes destroyed in wildfires are ignited by wind-blown embers, not by direct flame contact. Some estimates put that figure as high as 90%.

Embers travel. They ride the wind a mile or more ahead of the fire front, and they arrive in volume — thousands per square foot, over a period that can last from twenty minutes to several hours.

Then they look for fuel. Your roof is the largest, most exposed surface on your house, and it has all the places embers like: valleys where debris collects, gutters packed with dry leaves, and vents that lead straight into your attic.

The pattern that shows up repeatedly in post-fire surveys is a home that ignited from the inside or the edge, not the front.


The three weak points, in order

1. Vents and attic openings. This is the most common entry route. Standard attic, soffit, and gable vents are designed to move air — and they move embers just as efficiently. Embers that get through can ignite attic insulation, rafters, or stored boxes. A quarter-inch mesh screen passes embers readily. One-eighth-inch metal mesh is the standard recommendation, and it’s a cheap fix.

2. Debris on the roof and in gutters. IBHS documented a home in California’s 2018 Camp Fire where embers ignited debris in the gutter, which then burned the roof edge and deck. The roof covering itself wasn’t the problem — the leaves sitting on it were. Their lab testing also shows vinyl gutters melting and falling away, sometimes more slowly than it takes the roof deck to ignite.

Leaves in your gutter are, functionally, kindling attached to your roofline.

3. The first five feet around the house. IBHS research found that creating a noncombustible buffer in the five feet closest to a home cuts its risk of igniting in half. That means no mulch, no firewood stacks, no combustible groundcover, no wicker furniture against the wall. River rock, gravel, and hardscape instead.


What Class A actually means

Roof coverings are fire-rated Class A, B, or C under ASTM E108 / UL 790 — testing that measures flame spread and resistance to burning brands. Class A is the highest fire resistant roofing in Central Texas.

The good news for most Central Texas homes: modern fiberglass-mat asphalt shingles typically carry a Class A rating as installed. If your roof is less than 20 years old and shingled, you’re probably already there.

Metal goes a step further — it earns Class A ratings and the material itself is non-combustible, so it can’t ignite from an ember landing directly on it. That’s a genuine advantage on rural properties with grass-fire exposure, and it’s one of the reasons we recommend it in that situation in our metal versus shingles comparison.

But note what the Camp Fire example shows: a Class A roof with debris on it is not a Class A roof. The rating describes the covering, not the pine needles sitting in the valley. Material choice matters less than maintenance here.


An honest word about your actual risk

Roofing companies have an obvious incentive to make this sound scarier than it is, so let’s be straight.

If you’re in a subdivision in central Waco, Hewitt, or Temple, your wildfire risk is low. Mowed lawns, paved streets, and neighbors on all sides make an ember storm unlikely to find fuel. Clean your gutters because it’s good practice, not because your house is in danger.

If you’re on acreage in Bosque, Coryell, Hill, Falls, or Limestone County — pasture, brush, cedar, a treeline near the house — this is a different conversation. Texas grass fires move fast in these conditions, and rural response times are longer. The five-foot buffer and the vent screens are worth doing this week.

Texas has real history here: the 2011 Bastrop fires, the 2022 Eastland Complex, and the 2024 Smokehouse Creek fire in the Panhandle, the largest in state history. Central Texas is not California, but the physics of embers are the same everywhere.


What to do this week (free, no contractor needed)

Under a burn ban there’s not much yard work you can do. These are all allowed, and all worth doing:

  • Clear your gutters. Dry leaves at the roof edge are the single most fixable ignition risk on the house.
  • Clear valleys and roof debris. Especially where a roof plane meets a wall, and anywhere leaves pile up. Under solar panels too.
  • Check your vent screens. If you can see quarter-inch mesh or open vents, upgrade to one-eighth-inch metal mesh. It’s an afternoon and under $50 in materials.
  • Clear the first five feet. Move firewood, mulch, and patio furniture away from the walls.
  • Look under the deck. Accumulated leaves under a deck are a classic ignition point.
  • Don’t get on the roof in 100-degree heat. Seriously. If it’s not safe to walk it, call someone or wait for a cooler morning.

Three stressors matter here, and they do not hit both materials the same way.

UV. Waco averages roughly 230 sunny days a year. Asphalt shingles are a petroleum product with a granule layer whose entire job is shielding the asphalt from ultraviolet light. As granules shed, the mat below oxidizes, hardens, and gets brittle. Metal does not oxidize under UV — the paint system fades, which is a cosmetic timeline (30-plus years on a PVDF finish), not a structural one.

Thermal cycling. This is the underrated one. Central Texas gives roofs 100°F afternoons and 70s overnight for months at a stretch — Waco recorded 90 days at or above 100°F in 2011, including 44 consecutive days from June 30 to August 12. Every cycle expands and contracts the roof. Asphalt shingles absorb that as cumulative fatigue in the mat and at the nail line. “Metal roofs are loud in the rain.” That reputation comes from barns — panels screwed to open purlins with nothing underneath. A residential metal roof sits on solid decking over underlayment with insulated attic space below. Sound levels are comparable to shingles.

“Metal roofs attract lightning.” They do not. Metal is non-combustible and conductive, which makes it marginally safer than combustible roofing if a strike happens.

Short answer: Texas has required insurers to offer credits for UL 2218 impact-resistant roofing since 1998, and Class 4 roof insurance discount Texas earn the largest credit. But the Texas Department of Insurance does not set the amount; each carrier does, and real-world credits typically run 10–35% off the dwelling portion of your premium. It got there fast. A 20% credit on the dwelling portion of a $3,300 premium is not a rounding error. Over a 40-year metal roof, it is real money — and it compounds with the claims you do not file.

How the credit actually works

The rating comes from a lab test, not a salesperson. UL 2218 grades roof coverings Class 1 through 4 by dropping a two-inch steel ball from 20 feet onto the material. To earn Class 4, the covering must show no tearing, cracking, splitting, or rupture. FM 4473 is an accepted alternative that fires ice balls instead. Class 4 is the top rating under both.

Class 4 is a product certification, not a material category. This trips people up constantly: not every metal roof is Class 4. The rating belongs to a specific tested and labeled assembly — panel, gauge, coating, underlayment, and deck. UL does not recognize a panel as Class 4 unless it carries the label. Ask for the manufacturer’s UL 2218 test documentation for the exact system being quoted, not a general claim that “metal is Class 4.”

TDI does not set the discount amount. The department is explicit on its roofing credits page: the amount of discount for each class of roofing material is established by the insurance company, company by company. Each carrier also decides which test criteria it accepts and what paperwork it requires. Anyone promising you a specific percentage before you have talked to your carrier is guessing.

The HO-145 catch

In the same 1998 order that created mandatory roof covering credits for UL 2218 metal roofing, the Commissioner of Insurance also adopted Endorsement HO-145, “Exclusion of Cosmetic Damage to Roof Coverings Caused by Hail,” for attachment to policies receiving those credits. Texas was first in the nation on both counts.

Here is why it matters more for metal than for anything else.

UL 2218 measures cracking and rupture. It does not measure denting. A Class 4 metal panel passes the test by not splitting — it can dent freely and still pass. That is by design; the dent is the panel absorbing energy instead of failing. So the performance characteristic that makes metal excellent in hail is exactly the damage profile a cosmetic exclusion is written to exclude.

Recent analysis of Texas carrier filings found the cosmetic exclusion built into a majority of them. And it usually is not on the declarations page in plain language — it is in the endorsement list, and most homeowners meet it for the first time at claim time.

  1. Confirm the rating before installation. Get the manufacturer’s UL 2218 Class 4 documentation for the specific system, gauge, and assembly being installed.
  2. Have your contractor complete TDI Form PC068 — the Impact-Resistant Roofing Installation Form. Most carriers require it as proof. We complete it for every qualifying system we install.
  3. Submit it to your agent, not just your carrier’s app. Ask for written confirmation of the credit amount.
  4. Ask directly whether HO-145 or any cosmetic damage exclusion is required to receive it, and what the premium difference is without it. Sometimes it is small.
  5. Verify it on your next declarations page. Credits are frequently processed at renewal rather than mid-term. If it has not appeared within 60 days, escalate.
  6. Re-shop the whole policy. A new Class 4 roof makes you a better risk to every carrier in Texas, not just your current one. This is the best leverage you will have for years.
